INVESTMENT STRATEGIES

1. Buy-to-Let (BTL) or 'Turnkey' Property

The most straightforward type of investment is what we refer to as a Buy-to-Let (BTL) property, whereby an investor buys a property to immediately rent it out to a tenant. They will gain instant monthly profit from rental income and long-term appreciation as the property increases in value over time.


This strategy is perfect for investors who are focused on low risk and fast cash flow.

2. BRRR (Buy, Refurbish, Rent, Refinance)

The BRRR method is another popular investment strategy where investors build equity by purchasing below-market-value properties, adding value through a  refurbishment, and refinancing to release capital for future deals. 


It offers strong potential for long-term ROI, greater control over value creation, and the ability to scale a portfolio more quickly than traditional buy-to-let. 


However, investors should be mindful that cash flow is delayed until the property is refurbished, renovation costs must be funded upfront, and managing refurbs can be time-consuming and risky without experience or professional support. Local market knowledge is also vital to avoid overspending beyond a property’s ceiling value.

3. House in Multiple Occupation (HMO)

Properties where three or more unrelated individuals live as their main place of residence are classed as houses in multiple occupations (HMOs) in Scotland.


In comparison to 'standard' Buy-to-Lets, there are stricter physical standards and licensing requirements that all HMOs must meet to ensure the property is safe and well-managed.  The complex stipulations involved with owning HMOs, alongside the fact that the regulations are frequently updated, can prove challenging for first-time and experienced investors alike. 


Getting it wrong can be costly, which is why many investors choose to work with a team like ours who are experienced in investing and managing HMOs in the local Aberdeenshire area.
